1) Lease
The contract is concluded directly with MORISFARMS SRL at the prices agreed by e-mail to the addresses indicated on the site. The reservation must be made by e-mail.
2) Reservation
To confirm your reservation you must send a deposit equal to 50%  (30% for direct bookings from Italy) of the total to be paid by bank transfer or credit card (CartaSì, MasterCard, Visa, American Express). Confirmation of your booking will be given to you by e-mail upon receipt of the deposit.
Upon arrival please show your confirmation email.
A deposit of Euro 250.00 must be paid at the time of check in.
3) Deposit.
Upon receipt of the confirmation via email, the customer is required to pay a deposit of 30% (50% for direct bookings from abroad), by bank transfer to be made to the bank details that will be provided by MORISFARMS SRL. The balance of the reservation will be paid in cash or by credit card upon arrival. Any extra-optional costs (cleaning, or other) if any, will be paid at the end of the lease.
4) Minimum rental period - Prices
The minimum rental period is to be agreed with MORISFARMS SRL according to the residences and seasonality.
5) Time of arrival and departure
Unless otherwise agreed, the arrival must take place between 16:00 / 19:30. Departure must take place before 10:00 in the morning.
6) Methods on arrival
Upon arrival at the accommodation, the customer will present the confirmation email, in addition to the passport or identity card, for registering attendance as required by law.
7) security deposit
The customer must pay the security deposit of Euro 250.00 to the person who receives them, upon collection of the key. The deposit will be returned upon departure after deduction of any damage caused to the accommodation and any additional costs not included in the rental price.
8) Number of people - Replacement of people - Pets
Only people whose presence has been registered with the competent authorities will be able to stay in the property. Their number (adults and children) cannot exceed the number of beds indicated on the web pages, unless otherwise agreed in advance between the parties. Pets are allowed only in some of the residences as indicated on the site or as agreed between the parties but in any case upon advance notice at a cost of 30.00 euros per week per animal.
9) Order-Cleaning
The apartments are delivered in perfect order. Upon return, the accommodation must meet the same requirements. Any anomalies will be charged in addition to the services received.
MORISFARMS SRL reserves the right of access to carry out the essential maintenance operations.
10) Changes-Cancellations
 The cancellation of a reservation, regardless of whether the apartment can be rented again, will have the following consequences:

•     Loss of the deposit of 50% (30%) without any other charge if the cancellation occurs within 30 days of arrival
•     Cancellations that occur within 30 days prior to arrival will result in the customer paying for the entire stay.

11) Responsibility
The apartments are controlled by the company staff. The customer undertakes to try to resolve any problems that arise amicably. Clients who leave their accommodation before the scheduled date will lose all rights and any refund of the rental price, unless they have a legal right of cancellation; furthermore, customers, for any dispute presented after the end of the stay, will not have any right to any refund. If it is necessary to leave the accommodation by the customer for reasons beyond the control of MORISFARMS SRL, this will, in agreement with the latter, assign him an accommodation of the same category. If this is not possible, the two parties are entitled to terminate the contract. MORISFARMS SRL will reimburse the customer for the rent paid only, any other reimbursement is excluded.
12) Jurisdiction
For any dispute concerning booking and leasing the place of jurisdiction is Grosseto. The applicable law is the Italian one. Booking implies knowledge of the general rental conditions.
13) PRIVACY
In compliance with the provisions of Law 675/96 on the protection of privacy and processing of personal data, the company informs that your personal data will be processed for purposes connected or instrumental to its business. You can exercise your rights pursuant to art. 13 of Law 675/96, by contacting the Data Processor.
